10 years of work completed: KFI implements energy monitoring across the entire property portfolio

KFI Erhvervsdrivende Fond, one of Denmark’s largest independent landlords to the grocery sector with a portfolio of over 150 properties, has implemented energy monitoring across the entire property portfolio.
This means that all properties in KFI’s portfolio are now connected to one common digital platform, which is provided by the PHM-owned company IQ Energy.
The platform gives KFI access to ongoing electricity, heat and water consumption data across the portfolio and makes it possible to react faster to fluctuations or inappropriate consumption in daily operations.
This means that KFI can continuously document the effect of energy initiatives and track CO₂ emissions – both at portfolio level and right down to the individual property and leases.
“It strengthens our daily operations, our investment decisions and at the same time makes our climate accounts much more accurate,” says Peter Lange, Operations Director at KFI.
10 years in the making
The work to roll out the massive surveillance has been underway for a long time. The foundation’s first pilot project with energy monitoring was initiated as early as 2015 in a single store in collaboration with IQ Energy.
10 years later, the solution is now fully implemented across the entire portfolio.
Peter Lange calls it a “complex project”.
“We are pleased to have reached our goal – and look forward to using the new knowledge to optimise our properties and invest even more purposefully in energy-saving initiatives,” he says.
According to René Nygaard, CEO of IQ Energy, the project places KFI among the absolute leading players in energy management in the real estate sector:

Owns 157 properties
KFI is one of Denmark’s largest independent landlords for the grocery trade and currently owns 157 properties, the majority of which contain at least one grocery store. In 2024, KFI invested DKK 335 million in properties.
The foundation has a stated goal of working to strengthen the position of independent merchants. It does this by making leases, financial services and distributions available to the merchants.
At the end of last year**, KFI transferred its ownership** of the Brøndby Strand Centrum shopping area to Brøndby Municipality, which is to be developed towards 2040.
The transfer took place in direct continuation of the billion-kroner agreement that AKF and Sampension entered into with Brøndby Municipality earlier this month on the development of the Brøndby Strand of the Future.
With the takeover, the municipality and the two parties will have the opportunity to develop the area for housing and business and incorporate it into the overall urban development – including a main street with grocery stores, bazaar and fitness facilities.
